Conversion of three (3) single story structures located on a 3.3-acre site into a new 140,748 square foot 4-story building will include a full-size cellar with utility rooms, back of house and storage space for the 1st floor retail tenants and approximately 30,000 sf for 2-tier automobile stacker storage. The 1st floor will consist of several uses including general lobby & reception, Metropolitan Ave. storefronts for retail tenants, front & rear vehicle entry & exits, 2-tier automobile stacker storage, a car washing area, a repair shop and rear loading docks. The 2nd floor will also house 2-tier automobile stackers with a body shop, a prep room, a spray booth, office space, a staff room and male/female locker rooms. The 2nd floor will introduce light manufacturing workshop tenants. Factory workshops will be the primary tenants on the 3rd and 4th floors in addition to the 8,500 sf on the 2nd floor, which include controlled access security, freight access, separately metered dedicated electrical panels, utility sinks, ventilation, and heating/cooling. The roof will be utilized for car storage and outdoor eating & drinking area in addition to the boiler room, HVAC equipment, stair and elevator bulkheads.
