PROJECT MANAGER

PRIMARY PURPOSE OF THE JOB: The daily management, supervision, coordination and successful completion of construction projects to meet time and cost objectives with respect to contracts, schedule, estimates, bids and contract administration functions. Simultaneously handle multiple, less complex projects or single projects.

ESSENTIAL DUTIES/RESPONSIBILITIES:
1. Prepare cost estimates, budgets, and work timetables.
2. Read and interpret plans, specifications, blueprints, and process submittals.
3. Coordinate information flow between field personnel, sub-contractors, and design team.
4. Collaborate with architects, engineers, and other construction specialists.
5. Work with and assist support staff in distributing all project data and documents to the project team.
6. Prepare scope of work bidding packages as necessary to retain sub-contractors and suppliers.
7. Review and examine the entire construction document package.
8. Reviewing and evaluating sub-contractor proposals including preparation of cost comparison charts as required.
9. Follow up on proposal requests.
10. Gather and prepare items needed for client and vendor project meetings (to be given to project coordinator).
11. Review project performance to ensure conformance to project schedule requirements; Maintain office set of current project drawings and specifications.
12. Coordinate shop drawing submission and review process.
13. Maintain Request for Information, Additional Work Authorizations, submittals, contract drawings and contacts for project team.
14. Gather closeout material and binders for submission to clients.
15. Monitor projects and report progress and budget matters to the construction firm and clients.
16. Respond to work delays, emergencies, and other problems with the project.
17. Ensure that the project complies with legal requirements, such as building and safety codes.

REQUIREMENTS:
Master’s degree in Construction Engineering or Civil Engineering or closely related fields.

ASSISTANT PROJECT MANAGER

PRIMARY PURPOSE OF THE JOB:
To provide daily assistance to the project manager in development, planning and coordination activities for their projects. Take an active, hands-on, role in place of the project manager in his/her absence to ensure project success.

ESSENTIAL DUTIES/RESPONSIBILITIES:
1. Read and interpret plans, specifications, blueprints and process submittals.
2. Prepare written correspondence to subcontractors and suppliers as necessary to ensure project success.
3. Coordinate information flow between field personnel, sub-contractors and design team.
4. Work with and assist support staff in distributing all project data and documents to the project team.
5. Utilize computer system to accurately manage and track milestones and documentation of each project.
6. Prepare scope of work bidding packages as necessary to retain sub-contractors and suppliers.
7. Review and critically examine the entire construction document package to gain understanding of project scope requirements.
8. Follow-up with subcontractors to ensure timely submission of proposals.
9. Assist in reviewing and evaluating sub-contractor proposals including preparation of cost comparison charts as required.
10. Assist project manager in awarding work to selected sub-contractors and suppliers.
11. Attend bid site visits.
12. Follow up on proposal requests.
13. Gather and prepare items needed for client and vendor project meetings (to be given to project coordinator).
14. Create project schedule.
15. Review project performance to ensure conformance to project schedule requirements.
16. Maintain office set of current project drawings and specifications.
17. Coordinate shop drawing submission and review process.
18. Attend project meetings and take meeting minutes to present to all attending and non-attending parties.
19. Maintain Request for Information, Additional Work Authorizations, submittals, contract drawings and contacts for project team.
20. Verify that requisitions have been received, approved and are due to be paid by client.
21. Gather closeout material and binders for submission to clients. Aggressively resolve all open issues.
22. Prepare kick off packages.
23. Visit job sites to monitor project progress.
24. Attend pre-construction meetings.
25. Schedule and aggressively follow up on all punchlist items.
26. Generate initial submittal log in system.

SUPERINTENDENT

PRIMARY PURPOSE OF THE JOB: Oversee the day-to-day running of the projects. Scheduling and coordinating trade activity through look ahead process. Ensures field procedures are being performed according to current operating procedures. Coordinates the work and uses of “Quality Manual” to guarantee a quality product.

ESSENTIAL DUTIES/RESPONSIBILITIES:
1. Ensure safety on the job site.
2. Coordinate Sub-contractors for work quality, adherence to the construction schedule and construction documents (i.e. drawings and specs).
3. Complete all required reports in an accurate and timely manner.
4. Accountable for laborers’ hours for payroll.
5. Ensure staff understands schedules, project documents, budget and project commitments.
6. Train staff on policy, procedure and general construction practices.
7. Inform staff and management of any changes.
8. Inform Human Resources and Risk Management of any accidents on their projects.
9. Coordinate for all off hours work on projects.
10. Responsible for job progress photos, two week look ahead and daily reports.
11. Chair weekly Foreman’s and safety meeting.
12. Approves all requests for materials and tools.
13. Authorizes OT for assigned projects.
14. Attend Kickoff meeting, weekly sub and client meetings, weekly Foreman’s/Site Safety meetings, Project Management meetings and any additional meetings for continued training and certifications.
